Practical advice for Nigerian homeowners and landlords on preventing fungus on painted walls, treating damp patches, choosing suitable paint and protecting walls during the rainy season.
Have you ever painted a room, admired how clean and beautiful the walls looked, only to notice black spots appearing a few months later? Perhaps the paint starts peeling near the ceiling, the wall feels damp, or there is a musty smell you cannot seem to get rid of.
If this sounds familiar, you are not alone. Damp walls and fungal growth are common headaches for homeowners, tenants and landlords, particularly in humid parts of Nigeria such as Port Harcourt, Lagos, Calabar and other coastal communities.
The frustrating part is that you may spend money on new paint and labour, only to find the same problem returning. Sometimes the problem is not the paint itself. Water may be entering through a roof leak, a cracked exterior wall, a leaking pipe or moisture rising from the ground. In other cases, poor ventilation allows moisture to collect on the wall surface.
Understanding how to avoid fungi on painted wall surfaces starts with identifying what is making the wall damp. Once you understand the cause, you can choose the right treatment, prepare the wall properly and select a suitable paint finish.
In this guide, we will look at what causes wall fungus, how to remove existing mould safely, how to prevent it from returning, and what to consider before repainting a house in Nigeria.
Before looking at solutions, it helps to understand why fungus appears in the first place.
Mould is a type of fungus that grows when moisture remains on a surface long enough. Tiny mould spores are present in the environment, but they need suitable conditions to grow into visible patches.
In Nigerian homes, the problem often begins with one of the following issues.
During the rainy season, water can find its way into a building through cracked exterior plaster, damaged window seals, roof leaks and poorly protected parapet walls.
You may first notice a yellowish or brown stain on the inside wall. Later, the paint may begin to bubble, peel or develop dark patches.
If the same stain keeps returning after repainting, do not rush to buy another paint. Check the exterior wall and the area above the affected spot first.
Have you noticed paint peeling near the bottom of a wall, especially on the ground floor? Rising damp is one possible cause.
This happens when moisture travels upwards through porous masonry from the ground. It may also leave white, powdery deposits known as efflorescence, which are mineral salts brought to the surface by water.
Painting over this area without addressing the source of the moisture is unlikely to provide a lasting solution. The damp-proofing, drainage or other underlying defect may need professional attention.
Bathrooms, kitchens, laundry areas and rooms that remain closed for long periods can accumulate moisture.
For example, after a hot shower, moisture stays in the bathroom air. Cooking also releases water vapour. If the room has little ventilation, moisture may settle on cooler walls and encourage mould growth.
This is why some people notice black spots around windows, behind wardrobes, in room corners or near bathroom ceilings.
This is particularly important when constructing a new house or renovating a property.
Fresh plaster, cement screeding and wall repairs contain moisture. If paint is applied before the surface has dried sufficiently, the coating may fail, blister or peel.
There is no single drying period that works for every wall. Weather, plaster thickness, the type of material and the condition of the building all affect drying time.
Allow the wall to dry properly and follow the paint manufacturer's preparation instructions before applying primer or topcoat.
A large wardrobe, bed or sofa pushed tightly against an exterior wall can restrict airflow. If that wall is already cool or damp, the area behind the furniture may remain wet for longer than the rest of the room.
When moving furniture during cleaning, check the wall behind it. Dark patches hidden there may be an early warning sign of a moisture problem.
The most effective approach is to deal with moisture first, then clean and prepare the surface before repainting.
Here are practical steps homeowners and property managers can follow.
Start by looking closely at the affected wall.
Ask yourself a few simple questions:
The answers can help narrow down the cause, although a proper inspection may still be needed.
If water is entering through a roof, repair the roof. If a pipe is leaking, fix the plumbing. If the wall is affected by rising damp, investigate the damp-proofing and drainage.
Do not rely on paint alone to solve a water problem. Even expensive paint can fail when the surface remains persistently wet.
One common mistake is painting directly over black spots because the new colour appears to cover them.
Unfortunately, the mould may remain beneath the coating, and the marks can return.
For a small area on a suitable, washable surface, use an appropriate mould-cleaning product according to its label. A mild detergent and water may be suitable for some surfaces. Wear gloves, protect your eyes, provide ventilation and avoid breathing in dust or disturbed mould.
Do not dry-brush the mould or use a method that spreads spores around the room. Avoid soaking plaster unnecessarily, because adding more water can make the problem worse.
Never mix bleach with other cleaning products, particularly ammonia or acids. If using a disinfectant, follow its instructions carefully and ventilate the room.
Once the mould has been removed, allow the surface to dry fully and inspect it again.
If the affected area is extensive, keeps returning, involves hidden cavities, or follows flooding or major water damage, get professional help. People with asthma, significant allergies or weakened immune systems should avoid cleaning mould themselves.
For additional safety advice, see the US Environmental Protection Agency's guide on mould and moisture in the home.
After cleaning and drying the wall, check whether the plaster or screeding is still sound.
If the surface is loose, powdery, swollen or badly damaged, simply applying another coat of paint will not correct it. The affected material may need to be removed and repaired.
Allow repairs to dry according to the material and product instructions. Where salts are present, the cause of the moisture should be addressed before finishing the wall.
This step matters because a smooth, attractive finish depends on a stable surface underneath it.
When people ask how to prevent mould on painted walls, they often focus entirely on the brand of paint they should buy.
Paint selection matters, but it is only one part of the solution.
For bedrooms, sitting rooms and other normal living spaces, choose a good-quality interior paint that suits the wall and offers the finish you want. In kitchens, bathrooms and other areas exposed to regular moisture, look for products specifically formulated for those conditions.
Some paints contain additives designed to resist mould growth on the dried coating. Check the product's technical information and confirm that it is intended for the particular surface and environment.
Washable silk or semi-gloss finishes may be easier to clean than some matt finishes, but the finish alone does not make a wall waterproof or guarantee mould prevention.
If you are comparing anti-fungal paint in Nigeria, ask the supplier about the product's intended use, surface preparation requirements, coverage and maintenance instructions rather than relying on the label alone.
Primer helps prepare the wall for the finishing coats, but different surfaces require different products.
Fresh cement-based plaster may need an alkali-resistant primer. Porous or previously repaired surfaces may require a suitable masonry primer or sealer. A wall affected by persistent dampness needs the moisture problem resolved before a coating system is selected.
Do not assume that every primer will stop water from entering the wall. Ordinary primer is not a substitute for repairing leaks or installing appropriate damp-proofing.
Follow the manufacturer's instructions for drying, dilution, coverage and compatibility with the chosen topcoat.
You do not always need an expensive renovation to improve ventilation.
Open windows when outdoor conditions are suitable, use an exhaust fan in bathrooms where possible, and ventilate kitchens during cooking. Avoid drying large amounts of wet clothing in a poorly ventilated bedroom.
Move wardrobes and large furniture slightly away from exterior walls where practical. This allows air to circulate and makes it easier to notice early signs of dampness.
In rooms where moisture remains high, a properly sized dehumidifier may help. A humidity meter can also help you understand whether indoor moisture is persistently elevated.
The US EPA recommends keeping indoor relative humidity below 60% where possible, ideally between 30% and 50%. In Nigeria's humid climate, that ideal range may be difficult to maintain without mechanical moisture control, so concentrate on reducing indoor moisture sources and fixing water entry.
If you are building a house or repainting a rental property, the preparation stage is the best opportunity to prevent avoidable paint problems.
Fresh plaster and screeding need adequate time to dry. A wall that feels dry to the touch may still contain moisture deeper inside.
Do not allow pressure to finish a project quickly to determine when the wall is ready for paint. Follow the plaster, primer and paint manufacturer's requirements, and use a suitable moisture meter where appropriate.
Moisture readings should be interpreted according to the material and the instrument being used. There is no universal moisture percentage that guarantees every type of wall is ready for painting.
Before spending money on interior paint, check for damaged roof sheets, leaking flashing, broken gutters, open joints around windows and cracks in exterior plaster.
These areas can allow rainwater to enter the building and damage the new finish from behind.
Pay particular attention to rooms where stains have appeared before. A recurring stain is a reason to investigate, not simply repaint.
Dust, loose paint, chalky material and damaged plaster can prevent the new coating from adhering properly.
Remove loose material, clean the surface as appropriate, repair defects and apply a compatible primer where required.
If there has been mould growth, make sure the affected material has been properly cleaned and dried before the new coating is applied.
Good surface preparation may take extra time, but it can help prevent avoidable repainting costs.
For landlords and homeowners it makes sense to pay particular attention to walls during periods of heavy rain and high humidity.
Here are a few habits worth adopting.
Inspect walls regularly. Check window corners, bathroom ceilings, external wall corners and areas behind wardrobes for new stains or peeling paint.
Repair leaks quickly. Do not leave a roof leak or plumbing problem unattended until the next renovation. Persistent moisture can damage plaster, paint and other building materials.
Keep gutters and drainage clear. Blocked gutters and water collecting around the building can increase the risk of water entering walls and foundations.
Avoid unnecessary indoor moisture. Ventilate bathrooms and kitchens, and dry wet floors and surfaces promptly.
Keep a record of recurring damp patches. If a particular wall develops stains every rainy season, note when the problem appears and whether it follows rainfall. This information can help a maintenance professional identify the likely source.
The aim is not to make a building completely free of airborne mould spores, which is unrealistic. The aim is to keep building materials dry enough that mould does not find the conditions it needs to grow.
If you have already noticed mould on a painted wall, the right approach depends on the size of the affected area, the type of paint and the condition of the wall.
For a small patch on a washable painted surface:
Be careful with matt paint because vigorous scrubbing can leave shiny patches or remove the finish. Test a cleaning method in an inconspicuous area when appropriate.
If mould has grown into damaged plaster, wallpaper or another porous material, surface cleaning may not be enough. The affected material may need to be removed and replaced.
Also, do not assume that a dark stain is always mould. Some marks are caused by water staining, dirt, smoke or mineral deposits. If the cause is unclear, have the wall assessed before choosing a treatment.
Anti-fungal paint can help resist mould growth on the painted surface when used correctly, but it cannot compensate for a building that remains wet.
Think of it this way: if rainwater keeps entering through a cracked exterior wall, changing from ordinary emulsion to a more expensive paint will not solve the leak.
The best results come from combining several measures:
If you are buying anti-fungal paint in Nigeria, choose a product appropriate for the room and follow the manufacturer's application instructions. Be wary of claims that any paint can permanently prevent mould regardless of the condition of the wall.
For a landlord, repeated fungal growth is more than a cosmetic problem. It can mean repeated spending on cleaning, repairs, repainting and labour.
Imagine repainting a two-bedroom flat before a new tenant moves in. A few months later, black spots appear behind the bedroom wardrobe, and the bathroom ceiling begins to peel. You now have to arrange another inspection, identify the cause, repair the affected area and possibly repaint again.
That is money and time that could have been saved by investigating the original dampness.
Visible mould and persistent musty smells can also affect how comfortable a property feels to occupants. Some people, particularly those with asthma or mould allergies, may be more sensitive to exposure.
For this reason, landlords and facility managers should respond to reports of dampness promptly, rather than waiting until the next tenant turnover.
A practical maintenance plan, suitable paint selection and proper wall preparation can help protect the appearance and condition of a property over time.
Black patches may be caused by mould growing where moisture remains on the wall. Common reasons include roof leaks, plumbing leaks, condensation, poor ventilation and rising damp. The colour alone cannot identify the exact type of mould or the source of the moisture.
Start by repairing leaks, improving ventilation and reducing persistent dampness. Clean existing mould safely, allow the wall to dry and use a suitable primer and mould-resistant paint where appropriate. Regular inspection is particularly useful during the rainy season.
Ordinary emulsion paint should not be relied upon to prevent mould in damp conditions. Some products have mould-resistant properties, but performance depends on the formulation and the conditions in which the coating is used. Always check the manufacturer's specifications, You can check on Bukkinhomes.com.ng product it 100% solves the fungus problem if applied according to it's written instructions in it's manual application scripts or you can check any other brand that it's products solves same problem.
There is no single paint that is best for every damp wall. The correct choice depends on whether the moisture comes from a leak, rising damp, condensation or another source. Correct the underlying issue first, then choose a compatible coating system for the surface and room.
No. Painting over visible mould without proper cleaning and moisture control can allow the problem to return. Remove the growth safely, correct the cause of the moisture, allow the surface to dry and prepare the wall before repainting.
Screeding does not automatically cause mould. However, freshly applied cement-based materials contain moisture. Painting before the surface has dried sufficiently can contribute to coating failure and moisture-related problems.
The original cause may still be present. A roof leak, leaking pipe, rising damp or persistent condensation can continue supplying moisture behind the new paint. Repeatedly covering the stain without investigating it usually does not provide a lasting solution.
Not necessarily. A suitable bathroom coating can help, but adequate ventilation, proper waterproofing where required and prompt repair of leaks are also important. Choose a product designed for the conditions in that room.
Seek professional assistance if mould covers a large area, returns repeatedly, is associated with major water damage, or appears to be growing inside walls or ceilings. You should also seek help when the source of dampness is unclear or when the building materials are deteriorating.
If you want to know how to avoid fungi on painted wall surfaces, remember one important thing: the lasting solution starts with moisture control, not another coat of paint.
Check for leaks, investigate recurring stains, allow new plaster to dry properly and improve ventilation where necessary. Once the cause has been addressed, the right surface preparation and paint system can help keep your walls looking good for longer.
If you own a family home, manage rental apartments or are preparing a property for a new tenant, do not ignore the first signs of dampness. A small stain today may be much easier and less expensive to investigate than a badly damaged wall later.
At Bukkinhomes, we believe good painting begins with understanding the surface, choosing suitable materials and preparing the wall properly. If you are planning a painting or repainting project anywhere in Nigeria, consider the condition of the walls before deciding which paint to use.
A beautiful finish matters, but the preparation underneath it matters just as much.
